General Questions
We recommend that you have a survey done if you think there are Asbestos Containing Materials (ACMs) in your property. The survey is carried out to identify the exact location of any asbestos and to see what type of asbestos it may contain. It will also identify the condition of the materials and give the professionals a better idea of what they are dealing with and how to effectively remove it.
If you have a domestic or commercial building that was built before the year 2000 then it is likely that asbestos may still be present. We have found it in many of the following: toilet cisterns, water tanks, asbestos cement products like pipes, flues and roofs. Lagging (on boilers and pipes) and asbestos insulating board. AIB – which closely resembles typical plasterboard. We have found loose asbestos in wall cavities and ceilings, sprayed coatings on walls, beams and ceilings, also in artex, floor and roof tiles and composites and textiles.
Asbestos will only become a risk to your health if it is released into the air, to prevent this from happening, call us to inspect your property and assess if the asbestos needs removing.
Duty holders – if you are responsible for repairing or maintaining non-domestic premises, then you are required by law to actively manage any asbestos in these buildings. This will provide a practical way to identify, prioritise and properly plan what cause of actions can be taken to manage any risks that are found.
If the asbestos containing materials has been assessed and it has been seen to be in good condition and it is not likely to be disturbed or damaged then it can be left exactly where it is and maybe monitored every so often.
If it is found that any asbestos is in poor condition or it is highly likely that it could be damaged while the building is in normal use, then it will need to be sealed, enclosed or it will have to be completely removed as soon as possible.
The people that are considered more at risk of the exposure to asbestos are any maintenance workers and tradesmen who could disturb the materials while they are working inside the buildings during the course of the day. It is important that precautions are taken to ensure that these people do not put themselves at risk by being aware of the asbestos and by wearing protecting clothing and specialist masks while they are working.
